Enhanced Use Leasing
Redevelopment Through Enhanced Use Leasing
(EUL)
WESTON applies DOD-recognized expertise
in EUL to bring together comprehensive teams to rehabilitate and
return underutilized assets to productive use. WESTON achieves success
by bringing local and nationally recognized experts to the project,
assembling coherent working teams and then applying our on-site
knowledge to guide development and execution of the business and
leasing plan. WESTON teams bring all the necessary funding and development
expertise, including legal, government relations, community relations,
tenant acquisition, engineering, construction, and property management,
to create the maximum value for the asset owner and stakeholders.
Our EUL program is based on serving Installations
as the lead developer. As the developer of EUL projects, WESTON
manages Business and Lease Plan development and supports the process
of their approval through the signing of the master lease. Once
approved, WESTON and its team will manage and finance all aspects
of demolition/remediation, redevelopment, and prime lease execution.
WESTON provides all the necessary technical services required to
execute the development, from initial conceptual planning through
financing and tenant acquisition to construction and property operations.
Benefits of WESTON's EUL Services:
-
Enhanced mission performance through reduction of operating costs or “services in-kind” by
outleasing underutilized assets.
-
Meet mission requirements as well as
force protection, environmental restoration, historic preservation,
facility development, and restoration or maintenance.
-
Receive new facilities to
support morale, welfare and recreation (MWR), quality of life,
or other underfunded but pressing needs.
