Remediation and Demolition Expedites Redevelopment of Crestview Station Site

As part of a 72-acre transit-oriented redevelopment in the City of Austin, WESTON managed the demolition and cleanup of a 60-acre former chemical research and development facility. Redevelopment of the site will consist of a mix of residential and commercial properties, including retail shops, commercial offices, and single- and multi-family residences, plus a light-rail commuter stop.

Eye on Integration

  • Drawing on our integrated site redevelopment skills and services, completed environmental regulatory property closure to allow residential development, limit property use restrictions, and eliminate long-term monitoring.
  • Started regulatory negotiations with the Texas Commission on Environmental Quality a year before project implementation to develop the general scope of the soil investigation and cleanup standards, and negotiated a plan to compress assessment and remediation into one phase of work.

Features

  • Demolished over 60 buildings totaling 250,000 square feet, including foundations, tanks, piping, utilities, and pavement.
  • Maximized use of the existing facility storm sewer system to collect, manage, and control rainwater.
  • Office furniture, equipment, and building materials were salvaged as much as possible. Salvageable metals were sent to a recycler/smelter and non-salvageable metals and debris were landfilled. Concrete and asphalt were shipped off-site for recycling.

Performance Milestones

  • Demolished and removed entire chemical facility in less than 6 months.
  • Minimized regulatory hurdles and expedited the review and approval process for closure.
  • Gained regulatory approval to simultaneously perform site investigation and remediation, saving significant time and money. By offering a guaranteed fixed price, the client was able to control and predict total development costs.
